Dislocated HIPS-"Cheap Fix" Home Information Pack Providers still causing unnecessary pain!

A letter published in the Law Society’s Gazette today 28th May, sheds more light on some of the incompetence of the so called low cost HIP providers.

Carolynne Tovell a solicitor with Ruth Moores and Co in Clitheroe has had a succession of poorly prepared HIPs over the last week alone.

The catalogue of errors included:

- A HIP pack which contained details for a completely different property to the one being sold;
- A HIP pack which had a local search against another property to the one being sold
- A HIP pack, which contained freehold information for the landlord but no leasehold information relating to the Seller of the leasehold title
- A HIP pack which included a lease including plans relating to a property not in the same area as the property being sold.

It is clear to any Conveyancing Solicitor that those packs could only have been prepared by unqualified staff. You get what you pay for and the advantages of the HIP process are being undermined by incompetent HIP Pack Providers. Speed and accuracy are the main benefits of a properly prepared HIP, so that the time it takes from agreeing a sale to exchange of contracts is significantly reduced. The Housing Market is still too fragile to allow reconstituting of HIP packs by the Buyers’ Solicitor which in extreme cases could lead to the sale falling through.
