"Exchange Ready HIPs" are alive and kicking, at least in London.

The Estate Agent W.A. Ellis reports today the relatively new (although some older Solicitors might disagree ) part of the Conveyancing process known as “attended exchanges" has been on the increase.

These "attended exchanges" are particularly prevalent with the sale of freehold properties and, to some extent, have been aided by the availability of Home
Information Packs (HIPs) where Land Registry searches and proof of title are immediately available.

With decreasing levels of stock and renewed interest from buyers, such instances are becoming more common.

We would echo the advice of Simon Godson, a partner at W.A. Ellis that it is essential that any prospective purchaser is fully prepared and has their mortgage finance approved and a proactive solicitor and surveyor ready at hand.

HIPs are not short of critics, but here is a clear example of how a HIP can significantly speed up the Home Buying and Conveyancing process.
